All of our work is third-party-inspected and approved. HBL obtains building and plumbing permits and inspections are organized at pre-determined stages. Permits for all electrical work are issued and inspections are done by the Electrical Safety Authority (ESA). HBL is a member in good standing with Tarion Warranty Corporation and all houses are enrolled with Tarion to protect new home buyers.

The Builder Story
How it all began
1983
How it all began
Henderson Builders Limited was established in April 1983. At seventeen years of age, founder Scott Henderson had nothing more than a high school diploma, an RBC $2,000 Student Venture Capital Loan and a heart full of ambition. With a focus on the residential roofing market, Henderson Roofing Systems was born.
1987
New Homes and New Opportunities
As the company grew, so did the possibilities. In 1987, the company became more involved in new builds and by 1994 the name was changed to Henderson Builders Limited to reflect the new direction and growing expertise.
1995
Commercial Success
In 1995, Henderson Builders began securing design and build contracts, further expanding their range of knowledge and know-how. Our earliest projects included a picnic shelter at Sarnia Bay Marina, as well as a new retail and warehouse building in Point Edward, Ontario.
2002
Here We Grow Again
By 2002, Henderson Builders began a relationship with the Ontario Lottery and Gaming Corporation (OLG), securing contracts to build and renovate casinos across the province. This experience and connection enabled us to pre-qualify for many public tender projects such as school renovations and public facility construction.
2004
New Digs, Same Value
In 2004, nearly twenty-one years to the day of their inception, Henderson Builders moved from their Lougar Avenue location to a newly renovated office complex at 753 Evett Street in Sarnia, Ontario. Under Scott’s leadership, the decision was made to do more work with in-house crews to keep quality standards high and to ensure competitive pricing for our customers.
2006
Adapting to Change
As the global culture changed to include more green building and environmentally-friendly construction, by 2006 we were determined to play our part. By doing our own site servicing and excavating, as well as sewer and water main construction for various municipal projects, we were able to better control environmental impact. During that time, we also began full concrete forming and flat work services, participating in various industrial, commercial and institutional projects.
2009
Bigger and Better
In 2009, a deal was negotiated to purchase assets from Nordell Excavating Limited. Many of the Nordell staff joined Henderson Builders’ team and have since helped boost their capacity for sewer, water main and road construction.
2012
Continued Focus
A decision was made to discontinue the sewer, water main and road construction side of the business to return to our core business strength and passion for building homes and all types of commercial buildings.
2014
Renovating the Brand
After making the strategic decision to focus greater on new custom home builds and commercial buildings, Scott decided to refresh the Henderson Builders brand to evolve alongside the company’s new focus. The re-brand included a new logo, a new website and the introduction of the new slogan “Your Vision. Our Commitment”. To further market their high-quality, custom homes, the homes are now marketed under Henderson Luxury Homes.
2020
COVID
When the Covid 19 pandemic hit the world HBL was bracing for some expected tough times. Instead, the exact opposite happened, and the residential housing market saw unprecedented demand and home prices soared due to falling interest rates. The interest rate falling to near zero caused more harm than good.
2022
Rising Interest Rates
The cost of new housing and many other items became unsustainable and although Ontario is facing a shortage of housing the pace of new construction slowed. Inflation was out of control and as expected the Bank of Canada started to increase the overnight rate over the next two years. Sales of new homes have been sluggish, and the market pricing has slowly started to stabilize.
2024
Market Reboot
Interest rates began to fall in June of 2024 but long after the damage was done. Henderson Builders has now built over 200 houses in Sarnia, Camlachie, Lambton Shores, Wyoming, Petrolia, Alvinston, Corunna, Port Lambton, Strathroy & Wallaceburg.

The business of building is more like a passion for Scott Henderson of Henderson Builders. Scott is very active with the Sarnia Lambton Home Builders Association and has recently been elected President. Considered the voice of the residential construction industry the Sarnia Lambton Home Builders Association is made up of Builders, Renovators, Developers, Trade Contractors, Suppliers and Industry Related Professionals. The organization continues to enhance the image, professionalism and credibility of the members of the SLHBA through the code of conduct that all members adhere to.
